Important Information for Borrowers: A reverse mortgage is a home-secured loan that must be repaid. While there are no monthly principal and interest payments, interest and fees accrue and are added to the loan balance, which increases over time. The loan typically becomes due and payable when the last surviving borrower (or qualifying non-borrowing spouse) moves out of the home, sells the property, or passes away.

Borrowers remain responsible for paying property taxes and homeowner’s insurance, and for maintaining the property in good repair. Failure to meet these requirements may result in the loan becoming due and may lead to foreclosure. This is a non-recourse loan; neither you nor your heirs will ever owe more than the home’s appraised value at the time of sale. A certificate from a HUD-approved counseling session is required before an application can be processed.
